General rental conditions

Dear Client,

please note, that the following General rental conditions are to be considered as a rider to the before reported General booking conditions. With your booking confirmation you declare to accept these rental conditions which had been transmitted to you before your confirmation. These conditions are valid for all programmes offered by Sicilyinvillas.com.
Our services will be offered only by applying the following General rental conditions (please see also General booking conditions).

1. Rental price
The in the price list expressed rental prices are weekly net prices in Euro.

2. Rental period
The minimum rental period is five days, during the high season seven days.

3. Measures and distances
We remind you that the measures of a property and their distances are approximate and that we cannot guarantee for an absolute exactness.
Descriptions and any other information are reported with the most possible exactness; anyway they do not represent a guaranted specification.

4. Arrival / Departure
4.1. Arrival FROM 02.00 PM TO 08.00 PM.
For arrivals after 09.00 pm there is to pay an extra fee of € 20,00.
4.2. Departure FROM 08.00 AM TO 10.00 AM.
In case of departure before 08.00, the breakage deposit will be send to the Client by mail. Only if possible, a handover of the deposit can be arranged before 08.00 am.

5. Party size / services
The admittance to the property will be guaranteed only to the number of persons indicated in the price list and to the registered persons on the voucher. For extra persons, and only where the property allows extra beds, there is to be pay an extra fee as indicated in the following list. Possible extra beds are to be required at the moment of booking in order to avoid a smooth service to the Client on the spot. Please consider that an extra bed will reduce the space inside the room where the extra bed will take placed. No tents and caravans will be allowed in the grounds of the property.
Please note that this is an offer of self-catering holiday, and that for this reason Sicilyinvillas.com do not guarantee preparing of beds on arrival, extra room cleaning during the stay, or other services which are not included in the rental price.

6. Insurance
Before starting for your holiday, we suggest Clients to draw up an insurance policy which covers against possible risks like material damages or other kind of damages, civil or/and criminal risks which could occur Clients themselves, the properties or third parties during their stay in our properties. Sicilyinvillas.com is not draw up with an insurance policy against the possible mentioned damages and cannot be held responsible in no way for the above mentioned accidents. Jurisdiction of the court is Syracuse The Italian language is in force.

7. House cleaning
The final cleaning is included in the rental price, but Clients will be asked to pay the cost of extra cleaning if the property is left in an unreasonable condition. It is possible to arrange extra cleaning either during or at the end of the stay. Please ask at the moment of booking.
All rubbish must be dispose by the Client in public containers before their departure. The owner or a representative on his behalf will be entitled to levy a charge of € 25,00, should that not done.

8. Garden furniture
With the definition of garden furniture it is intend external table and external chairs (both normally in plastic), deckchairs, and where for shadow necessary, sun umbrellas.
In different cases to the above mentioned garden furniture there will be added swing chairs, particular external chairs, etc., but this could not be considered as a standard.

9. Special information
Our properties are situated in the nature and this means that there can be spiders, ants, mosquitoes, mice and every other kind of typical local animals in the house or on the property. Furthermore not every property presents mosquito nets or other kind of protections. Clients must inform before their departure in order to find opportune precautionary measures before their arrival. Any complaint due to mosquitoes or any other kinds of insects and typical local animals is herewith to be considered out of the responsibility of Sicilyinvillas.com. There do not represent a detriment.

10. External maintenance
The owner or authorised personal on his behalf reserves the right of access to the property, after a previous agreement with the Client, for ordinary maintenance of garden, swimming pool, etc..

11. Breakage deposit
At key collection Clients have to pay a breakage deposit to the owner or a representative on his behalf, payable only by cash. The deposit is refundable to the Client at the end of rental period after previously deducting costs for damages or missing items from the property, furnishings, inventory. The Client will be responsible for the cost of repairing or replacing any lost, broken or damaged items, including lost keys. An existent damage must be communicated by the Client by phone within 48 hours after his arrival. If a Client does not satisfy this condition, then he will be charged for the discovered damages at his departure.
The Client is still liable if damages or missing items are found after Clients departure or refund of the breakage deposit.
If a departure takes place before 08.00 am, the breakage deposit will be sent to the Client by mail, and only after a careful inspection of the property.

12. Photos
The objects represented on the photos are to be considered not binding and also not as an integration or substitution of the description of the property.

13. Force majeure
Sicilyinvillas.com reserve the right to offer Clients an accommodation of the same or higher level, if any event of force majeure does not permit the admittance to the booked property. In these rental conditions “force majeure” means any event outside our control. No compensation can be paid where our performance is affected by force majeure.

14. Complaints
All complaints must be made by the Client at the time of occurrence to Sicilyinvillas.com on the spot to allow the Company the opportunity to rectify the cause of complaint. If a Client do not satisfy this condition, his legal right will be extinguished.

15. Jurisdiction
These rental conditions and any matters arising from them are governed by the law of Italy and are subject to the jurisdiction of the courts of Italy.
