| SITUATED Short 4 km from Floridia and less than 1,5 km from an exclusive golf resort, nestled on an estate with an extension of over 12 acres there is this private villa with stunning private pool. As soon as you cross the entrance gate you are within a typical Sicilian landscape which unfolds for the most part in the form of an almost infinite orange garden before your eyes. From the total 290 square meters of living space of the house are available 145 sqm for guests use. The villa has been completely renovated in 2017 in order to provide its guests a separate and fully furnished apartment with a living area of 145 sqm. Three bedrooms with three bathrooms at the first floors offer sleeping facilities for up to 7 people. The reported prices refer to a use of the private villa up to 7 people with a private use of the swimming pool. ACCOMMODATION 1st Floor (sleeps 7) From the terrace where the pool is located you reach the entrance which leads via a beautiful staircase to the elegant apartment at the first floor. Through the entrance door you reach the bright and spacious living room where the open fireplace is the centre of the room. While a part of the family is sitting comfortably during the cooler seasons of the year in front of the fire, the other part prepares tasty dishes in the well-equipped kitchen for the entire family. The kitchen offers a cooking plate, electric oven and dishwasher. Through the windows of the living room not only the Mediterranean light flows into the room but also offers the view of the surrounding landscape, which gives the whole a special grace. The living room offers also A/C and LCD with satellite TV. The sleeping possibilities for up to seven people on this floor are given by three bedrooms. Two of the three bedrooms come with double bed, A/C and en suite bathroom with shower, WC and bidet. One bedroom with double bed, single bed, A/C and bathroom en suite with shower, WC and bidet. It is certainly worth mentioning that all rooms overlook the Mediterranean colours that surround this house. A separate toilet with WC is accessible via the hallway. A laundry room with washing machine and adjoining covered balcony also makes the usual housework pleasant. But what completes this apartment on the first floor are the two outdoor living spaces offered at the two ends of the living areas and thus meets quiet in every way the outdoor comfort offered of the apartment at the ground floor. An idyllic veranda, protected from the sun and the wind, is just perfect to have a poetic breakfast sitting outside. The green colour of palms and plants, together with the citrus garden illuminated by the Sicilian sun, opens up just before your eyes. On the other side of the apartment there is a small terrace overlooking the already mentioned citrus garden, the pool and the landscape. Here you will find a dining table and a tiny BBQ for those who want to grill with views over the landscape. Wi-Fi, baby bed and high chair are included in the price (please reserve baby cot and high chair). EXTERNAL ACCOMMODATION The main actor in this Sicilian landscape is undoubtedly nature. Not only the house overlooks the citrus garden and the landscape, but also the private infinity pool for the use of the guests only. This was built on the elevated terrace overlooking the whole property, so when you are in the pool, you seem to swim in the middle of a citrus garden... an almost unique privilege! After swimming you can then relax on the sun beds, read on the outdoor sofa or enjoy the view while others at the BBQ are preparing dishes. Parking inside the property. Car use necessary. INFORMATION • For the guests there are some fruit trees of the fruit variety available on the estate available for snacking. • The owner has an independent access to the rest of the 70 sqm of the house set on the ground level, which is daily used only to feed the locally cats and dogs (very shy). In no the presence of the owner will affect guests’ privacy, since this part of the house used by the owner is separated from the remaining areas of use of the guests. The 2nd apartment on the ground floor will be not used by anyone. • The 120-hectare property is cultivated by 2 to 3 people almost daily in order to guarantee the harvest at the time of ripening. But it almost goes without saying, that on such a large estate this will not have any particular impact on the guests. AT A GLANCE This land estate was built by a Sicilian for his family decades ago. The outdoor facilities, the paths, the orchard, everything is still laid out as originally designed by the owner. The only new thing to the past is the magnificent infinity pool for which the large terrace has been modified. However, the flair and the atmosphere, if this was still possible, were further increased. This means that on this property a real piece of Sicily is to be expected. In addition, the starting point could not be more convenient. Colours, light and fragrances (especially in spring) are available in abundance and are donated by nature without any restrictions. Floridia with all shopping facilities and restaurants is only a short five minutes’ drive away, while the sandy beach of Fontane Bianche is less than 15 minutes away, as well as the sights of Siracusa. Mount Etna is at about 90 km drive from the house. |
